Booking a Room

How do I book a room?

Book a room with us in 3 simple steps,

  • Step 1: Click on ‘Request a Room’ button on the main menu.
  • Step 2: Submit your details on the booking page. Sit back and let us find your perfect room! 
  • Step 3: Look out for our email with details on your room booking and instructions to sign your e-contract.

When does my contract start and end?

The 24/25 Academic Year contract for dwell Prince Edward starts on 26th August 2024 and ends on 9th August 2025.

The 24/25 Academic Year contract for dwell Ho Man Tin starts on 19th August 2024 and ends on 2nd August 2025, with an option to extend for an additional week until 9th August 2025 for an additional charge.

 

How do we allocate rooms?

When you ‘Submit’ your application, our site team will review your application, allocate you the best possible room available and send you a ‘Room Offer’ email.

Please note that we will always try to meet your preferences, although we cannot guarantee that these can be meet.

For shared apartment, residents will be allocated with the same gender unless in exceptional cases.

Can I live with my friends or specify preferences for my roommates?

Of course! Just state your friend’s names on your application, with them doing the same too.

We’ll try our best to meet your preferences but it’s not always guaranteed and is subject to availability.

What payments do I need to make after receiving a room offer?

To reserve your room, please sign the e-contract and settle all payments, including the license fee for the academic year and a 2-month security deposit, within 5 working days of receiving the contract.

Who can stay at dwell?

If you are a student enrolled at a recognized educational institution, we would love for you to live with us! As part of the booking process, we will need to see a copy of your Acceptance Confirmation or proof of student status from your institution. If you are an international student, we will also need a copy of your visa.

Can I view the accommodation before applying?

We’re thrilled to welcome you! While we are still preparing your new home, viewings are not available at this time. In the meantime, you can explore images of our rooms on our website.

What happens if the room I requested is unavailable?

If, for any unforeseen reason, the room you requested is not available, we will contact you as soon as possible to discuss alternative options.

Before you Arrive

What is included in my rent?

Utility bills and Wi-Fi are all included in your rent! So, there’s no need to worry about paying bills on time. 

Can I bring my pet?

You’ll unfortunately have to leave your beloved animals at home – we have a no pet policy across all of our sites. 

When do I pay my rent?
You are required to sign the e-contract and settle all payments, including the license fee for the academic year and a 2-month security deposit, within 5 working days of receiving the contract.

Moving In

When can I move in?

You can move into your room from the date your contract starts, but please ensure you’ve paid your rent and security deposit in full and provided all necessary documents. 

What do I need to bring with me?

When preparing for your stay, you’ll find our rooms equipped with a mattress and mattress protector, ensuring your comfort. However, please remember to bring your own bed linen, pillow, and duvet for a personalized touch. 

For your toiletry needs, towels, flip-flops, and toothbrushes can easily be acquired at the nearby home store, making it convenient for you to settle in. 

In our communal kitchen, we provide equipped stoves and a cooker hood and a fridge for residents to share cooking experiences. Feel free to bring along your preferred kitchenware and utensils, or conveniently purchase them from nearby stores to suit your cooking needs. 

Are there any documents I need to bring with me?

Do bring your government-issued photo ID for check in. 

Where do I get my keys from?

You will be able to collect your keys/ access card from your site team on your communicated arrival date, unless otherwise stated by your site or Sales team. 

How do I get from the airport to your site?

dwell Prince Edward 

  • By Taxi – HK$280 (Estimated), 30-Min ride (35.6 km). The fare is metered, so it may vary based on travel time and traffic conditions.
  • By MTR – HK$65 (Octopus) or HK$70 (Single journey), 35-Min journey on Airport Station (Airport Express) to Prince Edward Station (Tsuen Wan Line). The travel time is an estimate and subject to the train schedule. For more information, please refer to the MTR website.

 

dwell Ho Man Tin:

  • By Taxi – HK$300 (Estimated), 35-Min ride (43 km). The fare is metered, so it may vary based on travel time and traffic conditions.
  • By MTR – HK$65 (Octopus) or HK$82.50 (Single journey), 40-Min journey (estimated). The travel time is subject to the train schedule. For more information, please refer to the MTR website.
Can I bring family and friends with me during move in?

Yes! Family & friends are welcome to help you move into your new home on your arrival date, however we ask you to be mindful of other residents. 

Living at dwell

How do I stay connected with others?

We strongly recommend you to partake in our resi-life events. At dwell, we host events specifically catered to students all year round for you to enjoy. It is a fun and engaging way for you to make new friends! 

Will there be any events happening at my site?

We’d love for all of our residents to get to know one another and make lifelong friends! As a way to help this, we have a Residential Life team who are always trying to find the next best thing to make your stay more enjoyable – this includes holding fun and exciting events throughout the year!

Can I have visitors staying over?

All beds at dwell are for single occupancy only. No overnight visitors are permitted at any time. 

How safe is our accommodation?

At dwell, the safety of our students always takes priority. There is 24/7 surveillance cameras at the building’s main entrance and all apartment doors are secured with electronic locks operated with access control.

How do I receive parcels and post at my site?

We kindly ask residents to take on the responsibility of picking up their own parcels at the entrance or with the help of your flatmates. Alternatively, there are multiple parcel storage pickup points nearby the property, for your convenience. 

Where can I do my laundry?

dwell properties are conveniently located near several laundromats in the vicinity.

Where can I smoke?

All dwell properties have a no-smoking policy within our premises.

Do you provide communal cleaning in apartment?

Yes, there will be regular cleaning services.  

What happens if something in my apartment breaks or doesn’t work?

Our friendly maintenance team will be available to address any issues or repairs within your apartment. Simply notify our team, and we’ll promptly resolve the matter to ensure your comfort and satisfaction. 

Moving Out

How can I arrange for the check-out process and the refund of my security deposit?

Please inform our site team of your actual departure date at least 7 days in advance so that we can schedule a departure inspection. All rooms must be vacated by the last day of your contract. Departure cleaning fees, if applicable, will be deducted from your security deposit.

Do I have to pay for the damages?

We want to make your stay with us as enjoyable as possible. Our on-site maintenance team will attend to your requests. 

We don’t charge for “fair wear and tear” of our properties or fixtures. However, if something gets damaged through abuse or misuse, we’ll repair or replace the item and will charge for doing so.

Will I be charged for departure cleaning?

All residents are required to return the property in its original condition, with all unwanted items and trash removed. Failure to do so may result in additional departure cleaning fees.
